Moving often proves very stressful for tenants, which is why we've created this handy checklists. Whether you're moving into a new property or you're headed out, read through the information below to get answers to many of your pressing questions.

Move-in Checklist

First Month's Rent & Security Deposit

Your first month's rent and your security deposit are both due at the lease signing. If any additional deposits are payable, these will also be due at this time. Please be sure to confirm the amounts in advance.

Move-in Date & Inspection

Your move-in date will be set at the lease signing. If any inspections are necessary, we will also schedule one at that time.

Utilities

We require all utility accounts to be placed in the leaseholder's name. Please take care of this within 48 hours to avoid unnecessary administrative fees or utility cutoffs.

Move-out Checklist

Notice of Intent to Vacate

Planning to leave your rental property?

Please provide us with written notice of your intent to vacate the home at least 30 to 60 days in advance. Please be sure to reference your lease to the correct amount of notice required.

Property Condition

Before you return your keys, please make sure your property is back in its original condition:

  • Rental Cleaning: Carefully clean every room in your home, taking special care in bathroom and kitchen areas. Remove all of your belongings and dispose of any trash.
  • Landscaping & Outdoor Areas: If you normally handle outdoor maintenance, please address your lawn care chores and other miscellaneous tasks once more before moving.
  • Repairs: Take all steps possible to make repairs for any damage that has occurred inside your home. This includes patching nail and screw holes, repainting discolored walls, and replacing burnt light bulbs.

Security Deposit

Your security deposit serves as protection against any damage that occurs during your stay. A final inspection visit will take place following your departure; this allows us to identify any damage that needs to be repaired before the next occupants take residency.

If any new damage is identified, we will make the repairs and use the deposit funds to cover the associated costs. The remainder of the deposit will be returned to you within 45 days.
